Instructions
for Administrative Site Plan
NOTE: No waiver will be considered if the application does not meet the definition
(Section 112-5) of "Minor Site Plan." Pursuant to Section 112-16
C the following is required for submission of a Administrative Site Plan:
1. Proposal is for new
disturbance or structure(s) not to exceed 1,000 square feet.
2. Complies with all provisions of the Development Ordinance.
3. Does not involve planned development, any new street or extension of any
off-tract improvement which is to be pro-rated pursuant to Section 112-26B
of the Development Ordinance.
PHASE I - Submission

WHAT TO FILE:
(a) All property lines
of the subject property plotted from deed descriptions.
(b) All existing and proposed structures.
(c) All required setbacks under existing zoning and proposed setbacks.
(d) All existing and proposed stoned and paved areas, including delination
of existing and proposed parking stalls.
(e) Existing and proposed landscaping.
(f) Existing and proposed lighting.
(g) Grading and drainage information as determinied by the Township Engineer.
(h) Area of disturbance is to be clearly delineated and dimensioned.
(i) Revised parking calculations.
4) Six copies of the existing floor plans and proposed floor plans, with
the areas subject to change of use clearly defined.
5) Completed lot data table (attached).
6) Signed statement by the owner of the property authorizing the change
or addition (if applicable).
7) If any of the above items are not applicable, provide a written explanation
or appeal.
PHASE
II - Review
Upon application to the
Administrative Officer site plan approval shall be waived for any
change of tenant or occupant where the change does not require any
relief from any provisions of this Ordinance, and where the Administrative
Officer has found the amount and size of parking existing to conform
to the requirements of this Ordinance. The Administrative Officer
shall make his determination within 30 days of receipt of the application.
PHASE
III - Procedure After Approval
Upon receipt of approval,
the plans will be signed by the Zoning Administrator and Township
Engineer and distributed to the applicant and appropriate Township
agencies. Building permits (if required) may be issued upon proper
application to the Zoning Office after signing of the site plans.
