Many Free Programs Exist to Help You Attain Home Ownership

June is fast approaching and it is National Homeownership Month.  The Central Jersey Housing Resource Center (CJHRC) located in Raritan, NJ helps the community by providing FREE housing counseling and financial literacy services.  This non-profit housing counseling agency has been in existence for almost 30 years and offers both in-person and group education programs.  
 
“Our agency strives to help motivated individuals and families achieve their goal of owning a home and being aware of the various programs and grants that exist to help them attain this dream” stated Executive Director, Sharon Clark.  
 
These are the Pre-Purchase Programs offered by CJHRC:
One-On-One Counseling (by Appointment) ---consumers can make arrangements to come between 8:30 am and 3:30 pm Monday through Friday for an in-person counseling session.  Since pre-purchase housing counseling takes a minimum of 4 hours, often more than one session is required, unless the household would like to cover all topics at once. 
 
Combination of One-on-One Counseling and Web Learning (English or Spanish) – households first come for face to face counseling and then are registered for an online program (Make Your Move) that they can take at their convenience over a 30 day period online.  
 
Step by Step is a group pre-purchase program usually which is offered on a weekday ay evening and runs from approximately 5:15 pm until 9:30 pm with a light dinner served and cover all topics of the home buying process with expert speakers presenting.  The next session will be offered on Wednesday, June 6, 2018 at CJHRC’s location in Raritan..  
 
First Time Homebuyers Seminar is a group program offered on a Saturday twice a year.  The next session is scheduled for Saturday, September 22, 2018 at the Franklin Township Library from 10:45 am until 3:00 pm and a light lunch will be included.  Pre-Registration is required.  
 
Down Payment Grant Funds & Counseling Programs:
One of the issues many potential buyers face is coming up with the down payment or closing costs and many do not know the following programs exist to help in this area: 
 
First Home Club is for approved applicants who meet all requirements and want to follow a systematic savings plan for a minimum of 10 months, as well as complete more than 6 hours of homebuyer education.  Upon completion approved participants will receive a 4-1 savings match of funds towards down payment and/or closing costs up to $7,500.  
 
American Dream Downpayment Initiative (ADDI) is part of the Somerset County HOME Investment Partnership Program and it aims to increase the homeownership rate for low and moderate income households who are first time homebuyers and buying in Somerset County.  Program details are outlined on a flyer that can be provided online or by mail.  
 
Municipal Down Payment and Closing Cost Assistance Programs – Some towns offer funds to help with down payment and closing cost assistance to those low and moderate income households purchasing deed restricted housing in the State of NJ Low and Moderate Income Program.
