New in 2025 — Single Combined Application: State of New Jersey has made it easier for seniors and those receiving Social Security Disability in New Jersey to apply for Property Tax Relief with a new, simplified process. Our goal is to make the filing experience more straightforward and efficient. We have a single combined application for the Senior Freeze (Property Tax Reimbursement), ANCHOR, and Stay NJ programs for residents 65 and over, or those collecting Social Security Disability Benefits. We will determine your eligibility for you and send a letter with the specific benefits you qualify for.
Starting in February, online filing and a mail-in form will be available.

ANCHOR
Eligible New Jersey homeowners and renters under 65 and not collecting Social Security disability benefits may have their ANCHOR applications automatically filed when online filing becomes available in the summer. If you do not receive an Auto-File Confirmation Letter, you will have the opportunity to file an Application for Property Tax Relief on your own.

Homeowners:
You are eligible if:
- You were a New Jersey resident; and
- You owned and occupied a home in New Jersey that was your principal residence (main home) on October 1 of previous year; and
- Your home was subject to property taxes; and
- Your prior year New Jersey gross income was not more than $250,000 (subject to change annually).
Renters:
You are eligible if:
- You were a New Jersey resident; and
- You rented and occupied a residence in New Jersey that was your principal residence (main home) on October 1 of previous year; and
- Your name was on the lease or rental agreement; and
- You paid rent; and
- The rental property was subject to local property taxes, (see Qualified and Non-Qualified Rental Properties); and
- Your prior year New Jersey gross income was not more than $150,000 (subject to change annually).
